Description:
Dawson on Morgan is a 145,000 SF, five-story, steel frame, mid-rise building, in downtown Raleigh
consist of retail on the first level and luxury condominium units above. There are 52 units ranging from 900 to 4,000 SF. Parking for 100 cars is located on the first floor.
The major design and planning objectives for this project were to develop an economical, contextual design with a number of unique design features to distinguish it in the downtown market. The building was designed with a target market of urban professionals who expect a high level of finishes, innovative floor plans and generous outdoor terraces
Crenshaw Consulting Engineers designed the plumbing for both the shell and the fit ups as a design build project Dail Plumbing/Bolton Corporation and Choate Construction. Challenges that had to be over come were that there was multiple plumbing sub contractors involved due their company insolvency requiring additional
coordination and communication to pick up from where one sub left off to where the other one took over.
the building was designed with 4 electrical services, two 208V and two 480V. The 208V services supplied bus ducts which in turn supplied a meter center on each floor for the condos. One 480V service provided core power and lighting as well as an electrical gutter for the retail level. The other 480V fed the fire pump. The building was equipped with a 400KW generator for required emergency and standby power. The fire alarm system was a full voice evacuation system which incorporated the smoke control system and equipment needed for elevator recall in the fire command center.
